The Acting Rent Commissioner, Fredrick Opoku, has declared that landlords who demand more than six months’ rent advance from new tenants will face legal action as the Rent Control Department begins strict enforcement of the law.
Speaking on Bryt Adekyee mu Nsem on Bryt FM, Mr. Opoku explained that individuals who are negotiating to rent a property are considered prospective tenants and have the opportunity to gather evidence if landlords demand illegal rent advances.
He encouraged members of the public to report such cases to the Rent Control Department, stressing that evidence is essential for successful enforcement.
According to him, once sufficient evidence is provided, the department will investigate the matter and apply the law where necessary.
Mr. Opoku challenged landlords to test the effectiveness of the Rent Act, warning that anyone who violates the law should be prepared to face the consequences. He said although some people may ignore his warning today, they would regret it when legal action is taken against them.
He further disclosed that, in the Eastern Region, some landlords who previously collected two years’ rent advance may be considered under existing circumstances. However, he stressed that from now onward, no landlord is permitted to demand more than six months’ rent advance from a prospective tenant.
The Acting Rent Commissioner therefore urged all landlords across the country, especially those listening to Bryt Adekyee mu Nsem, to comply with the law and stop demanding rent advances beyond the legal limit. He assured the public that the Rent Control Department will strictly enforce the law against offenders to protect tenants from exploitation.
